01When you need this
  • Covered works are closed up without inspection, and opening them again later costs both money and time.

  • The contractor substitutes materials for equivalents, and nobody verifies the properties really are equivalent until it is already in the structure.

  • As-built documentation is assembled at the end of the job retrospectively, and some of the evidence can no longer be recovered.

  • There are health and safety breaches on site, and responsibility for an incident will land on the client as well.

02What you get

Permanent presence

An engineer on site as a matter of routine rather than on call. Most deviations are cheaper to stop on the day they occur.

Inspection of covered works

Reinforcement, formations, waterproofing and the rest signed off before they are closed, with records and photographs.

Incoming material checks

Quality certificates, conformity with the design and storage conditions verified before the material goes into the works.

Conformity with design and codes

Geometry, method and the solutions actually used. Deviations are recorded and agreed rather than discovered at handover.

As-built documentation

Compiled as the work proceeds and checked for completeness, instead of being reconstructed in the last month before commissioning.

Notices and close-out of defects

An observation with a date and an owner, and a re-inspection. An observation with no follow-up is just an entry in a log.

Health and safety

Monitoring compliance on site and responding to breaches.

03How the work runs

    Reading the design

    We go through the design documents, the technical solutions and the applicable codes, then set the hold points and the list of works to be inspected before covering.

    Inspection plan

    What is checked, how often, by what method and how it is recorded. Agreed with client and contractor before work starts.

    Daily inspection

    Work on site: sign-offs, incoming checks, measurement, photo records, keeping the logs.

  4. 4

    Notices and rectification

    Every deviation gets a date and an owner, and the rectification is verified separately.

  5. 5

    Acceptance and handover

    Participation in acceptance, verification that the as-built set is complete, handover to the client.

What the client receives

The site is visible to more than the people standing on it

Photo records tied to activities and dates, the observation log and the status of each rectification — in a dashboard the client has access to. Six months later this is the only way to establish what happened on a given day.

04Frequent questions
Is construction supervision mandatory?
For most capital construction projects, client-side supervision is required by regulation, but the exact scope and the way it must be recorded depend on the category of the asset and the source of funding. We establish which requirements apply at the outset — before their absence surfaces at commissioning.
How is client-side supervision different from designer's supervision?
Designer's supervision is carried out by the design office and answers for the design actually being built as intended. Client-side supervision is carried out by the client or their representative and answers for quality, quantities and conformity with codes generally. Different parties, different liability, and both are needed.
Covered works were closed without inspection. What now?
There are options, all of them worse than inspecting on time: selective opening up, non-destructive testing, or assessment from indirect evidence. Which applies depends on the element. That is precisely why we insist on hold points before anything is closed.
Are you on site permanently or do you visit?
It depends on the volume of work and the stage. On an active site it is a permanent presence; during commissioning or early enabling works a visit schedule can be enough. The regime is set when the inspection plan is drawn up and written into the contract.
